In brief
Removing only the roof stack may suit a project once the flue’s function and retained sections have been assessed. Roof closure, access and the existing roof interfaces belong in the quotation.

Check what the chimney still serves
A masonry chimney is not necessarily unused. It may contain several flues, ventilation ducts or appliance connections. Tell us which appliances are connected and whether the structure is shared with a neighbour. Photographs help with the initial assessment; concealed connections may need inspection on site.
Roof access and protection
Building height, roof pitch and access determine how the work area can be set up. We discuss room for access equipment, protection of the roof and garden, and the route for removing rubble. Narrow passages or a lack of rear access can affect the work. Show these details in your enquiry.
Repairing the roof to suit the existing construction
After removal, the roof needs to be made continuous with its existing construction. The quotation specifies the work included to the substrate, insulation and roof covering. For tiled roofs, we discuss the available tile type and possible colour differences. Repairs to the attic finish or other roof damage are separate considerations.
What determines the quotation?
Dimensions, working height, access, materials, waste removal and the extent of roof repairs all affect the price. We do not use a blanket maximum price. Send overview photographs taken from a safe position, photographs of the attic and your postcode. Applicable rules and any permission needed for shared structures must be checked before work starts.
Frequently asked questions
Can the fireplace surround stay in the living room?
That may be possible, but the construction and purpose of the remaining sections must be understood first. Internal removal is not automatically part of this service.
Can a chimney be removed without a permit?
This depends on the property and the proposed alteration. Use the Dutch Omgevingsloket and ask the municipality for clarification where needed, particularly for protected buildings.
