Consider what is beneath the tiles
A tiled roof is more than its visible covering. Construction beneath the tiles varies between properties. The assessment should establish what is known about the existing layers and what may only become visible during the work. The repair must suit that construction.
Tell the contractor about existing leaks, previous roof work and insulation. Photographs from an earlier renovation can help if they show this part of the roof. They can bring assumptions about its construction to light.
Discuss suitable materials
The same tile model, profile and a similar colour may not be readily available. Check what will fit the existing roof and discuss how visible the repair may be. Spare tiles from the property may be useful, but their suitability needs checking.
Coordinate the inside and outside
If the attic section is also being removed, work on both sides needs coordination. Ask who will finish the inside and whether this is included in the same contract. A closed roof does not automatically mean a paint-ready attic ceiling.
Record the repair at handover
Ask how the repaired area will be documented if it cannot easily be seen later. Photographs of junctions and material information help. Identify existing areas outside the scope so that a local repair is not confused with a complete roof renovation.
Describe the repair from outside to inside
Have the quotation identify which roof layers are affected. A local repair may be sufficient, or assessment may show that a larger area is needed to connect to existing materials. Ask how that boundary is determined and how any departure will be reported.
Use the tile plan and section drawing for discussion. They distinguish visual matching from technical continuity. Final materials, fixings and laps depend on the existing roof and the repair design.
| Layer or interface | Outcome to discuss | Handover record |
|---|---|---|
| Tiles | Suitable model, coverage and agreed appearance. | Photograph of the repaired slope. |
| Underlying layers | Connection to existing weather protection and supporting build-up. | Photographs before covering and material descriptions. |
| Insulation and inner connection | Repair suited to existing thermal and moisture conditions. | Explanation of the completed interface. |
| Loft side | Agreed plane, joints and any visible finishes. | Joint inspection from a safe position. |
- Report previous leaks and roof alterations.
- Have spare tiles checked for suitability.
- Agree repair boundaries and possible colour differences.
- Record hidden interfaces before they are covered.
Frequently asked questions
Will there be no visible colour difference?
That cannot be guaranteed. Existing tiles have weathered, and new or reclaimed materials may look different.
Does roof repair automatically include new attic lining?
Only if agreed. Specify the external work and internal finish separately.
