In brief
Soot around a fireplace or flue can cause odour and staining. Assess the substrate and any moisture issues before agreeing cleaning and an appropriate finish.

Establish what you can see and smell
A dark mark or odour does not necessarily have a single cause. Tell us when the problem is noticeable, whether the chimney is still used and whether damp patches are present. Overview and detail photographs help with the initial assessment. Further investigation may be needed; a photograph alone does not establish the composition of contamination.
Plan around retention or removal
If the chimney is still in use, removing masonry is not the default solution. Explain your aim: removing an unused fireplace surround, assessing contaminated surfaces or preparing for finishing after removal. Chimney sweeping, appliance faults and fire damage restoration are separate tasks and are not automatically covered by this enquiry.
Do not simply hide contamination beneath plaster
The substrate needs to be suitable for the chosen finish. We discuss what treatment or material removal may be necessary before a new layer is applied. This depends on the actual condition. A permanently odour-free result or invisible repair cannot be promised without assessment. Moisture, if present, also requires separate consideration.
Define protection, waste and costs
Preparation includes separation of the work area and arrangements to reduce dispersal into adjoining rooms. The amount of material, access and required finish affect the cost. Unknown or suspect materials are assessed for any investigation needed first. Include photographs, previous reports and a description of your renovation plans with your enquiry.
Frequently asked questions
Is soot the same as asbestos?
No. They are different substances and issues. A dark deposit does not establish whether the underlying material contains asbestos.
Can complete removal of odours be promised beforehand?
Not on the basis of an enquiry alone. The source, spread and options for treatment or removal must be assessed first.
