Asbestos around a chimney: surveys and next steps

An older chimney may be surrounded by materials that need assessment first, such as flue components, boards or seals. Suspected asbestos changes the preparation: establish what the material is and the appropriate next steps before agreeing how the affected work will be carried out.

In brief

Suspected asbestos calls for assessment of the required survey and next steps. Building age and appearance alone cannot establish a material’s composition.

Age and appearance cannot establish certainty

A construction date helps identify potential risks but does not prove whether a particular material contains asbestos. A photograph is also insufficient. Laboratory analysis can establish whether asbestos is present. Ask a suitable specialist to determine the survey and sampling required; do not detach suspect material yourself for an enquiry.

Start with existing survey reports

If you have an asbestos survey report, include it with your enquiry. It matters whether the survey covers the chimney and every area affected by the renovation. Previous testing elsewhere in the property does not automatically answer that question. We establish what information is missing before a final scope of work is prepared.

Arrange any asbestos removal separately

If asbestos is confirmed, the next steps depend on the material, survey findings and applicable rules. An appropriate external specialist is involved; where certification is required, it must be verifiable. The agreement specifies who will arrange the survey, removal and associated documentation. Any notification and required checks form part of that separately agreed process.

What does this mean for the quotation?

Surveying, any asbestos removal and ordinary chimney removal are separate cost items. The scope can only be established carefully once enough is known about the material found. Explain what you know, where it is located and whether work has already been carried out. Send only photographs that can be taken without touching or damaging it.

Frequently asked questions

Does every old chimney contain asbestos?

No. Age and application may justify investigation, but they do not establish what a particular material contains.

What if suspect material appears during work?

The affected work is paused to prevent dispersal and allow an appropriate assessment. The next steps are agreed before that area is disturbed further.
