Chimney work on a listed building or in a protected area

At a protected property, a chimney may contribute to historic significance or the streetscape. Discuss the status and possibilities before committing to removal. Technical feasibility does not automatically mean that an alteration is permitted.

Check the correct status

The Rijksmonumentenregister helps identify nationally listed monuments. Also check municipal information for possible local protection. Absence from one register is not sufficient to rule out all protection rules.

A protected townscape or village area is different from an individually listed monument. The Dutch government explains that not every building within such an area is itself a monument, although area rules can still matter. Check both the property and its location.

Discuss the plan early

The Cultural Heritage Agency explains that alterations to nationally listed buildings often require an environmental permit. Take your actual proposal to the municipality: the roof stack, an internal component or a wider alteration. Ask which information is needed for assessment.

Prepare a focused description

Internal and external photographs, available historical documents and a clear reason for the proposal help make the discussion concrete. Describe alternatives you wish to explore, such as retaining or repairing a visible feature. Previous alterations do not establish permission for a new intervention.

Clarify the accepted option before proceeding

Coordinate the technical design with the applicable procedure. Do not commission irreversible work before the permitted approach is clear. Keep the final documents and conditions with the contract so everyone knows which features must remain and what limits apply.

Frequently asked questions

Is every house in a protected area a listed monument?

No. The building’s individual status and the rules for its surroundings are separate questions.

Can an unseen internal section always be removed?

Visibility alone does not determine this. Have the protection and rules applying to the specific component checked.
