How to compare chimney removal quotations

The lowest figure does not tell you whether a quotation offers the best value. A meaningful comparison requires the same components to be removed and the same final condition to be delivered. Start with a short description of your intended result.

Compare the same scope

Check which floors and roof components each quotation covers. Does it describe only the living-room fireplace, or also the loft flue and stack? Check what will remain as well. An omitted item can make a substantial difference later.

Ask whether protection, access equipment, debris removal and clearing up are included. These tasks are less visible than the removal itself but affect how the project proceeds.

Check the condition at handover

Finishing is too broad a term for a reliable comparison. Ask whether walls and ceilings will only be closed, also plastered or additionally painted. For roof repairs, check the proposed materials and connection. For floors, establish whether the visible floor covering is included.

Identify uncertainties

An allowance, option or reservation is not the same as a fixed agreed item. Ask what an allowance covers, when it may change and how approval for extra work will be sought. Missing investigation results should remain visible as uncertainties.

Keep clarifications with the quotation

Check VAT, validity, scheduling and payment arrangements. Keep written clarifications with the quotation. This lets you compare the work actually being agreed and prevents an important verbal explanation from disappearing from the record.
